For rural cottage owners

Short-let management for rural cottages.

A walking-break cottage out in the Dales or on the Moors earns well, but it is the most logistics-heavy let there is: remote changeovers, hot tubs, logs and oil, and quiet spells off-season. We take the whole running of it off your hands, with local people on the ground, not a call centre two counties away.

The honest answers

The questions every cottage owner asks first.

A remote cottage worries owners for good reasons. Here are the four that come up before anything else, answered plainly. Open any one for the full answer.

It is remote, so who handles the changeovers?

A local cleaning team that knows your cottage handles every turnaround to a written checklist, with hotel linen and inspected consumables. We plan routes and timings around the drive, build in time for the long single-property changeover a cottage needs, and photo-check every room before the next guests arrive. The same people come back, so they learn the quirks of the place rather than treating it as one more stop on a city round.

What about the hot tub, the logs and the oil?

The fiddly extras are exactly what a cottage lives or dies on, so we run them as part of the standard service, not as bolt-ons. Hot tubs are tested, dosed and drained to a schedule between guests, with the safety checks logged against each stay. Logs, kindling and heating oil are tracked and topped up before they run low, and ordered with the seasons so a guest is never cold on arrival. Anything bought in for the cottage is passed through at cost with the receipt, and we take no commission on it.

Will it just sit empty off-season?

Walking breaks are far less seasonal than a coast cottage, and that is the point. We price nightly to demand and chase the year-round trade a rural cottage can win: short autumn and winter walking breaks, dog-friendly stays, off-peak midweek escapes and the cosy hot-tub-and-fire weekend that fills the quiet months. We will also tell you honestly at the first visit if the location would not earn enough to make a short let worthwhile, rather than sign you up to a quiet year.

Who deals with problems out there, at 2am?

Real people answer guests around the clock, so a lost key or a tripped boiler at 2am is our call to take, not yours. Most things are settled over the phone. When someone needs to attend, we send a vetted local trade we already work with, so help is half an hour away rather than a half-day drive. You hear about it with the fix already in hand, and every step is logged against the stay so nothing is just our word for it.

On the ground

Local people, year-round trade, and an evidence trail you can see.

A rural cottage is run on who you can reach and how quickly. We are a national brand delivered by local teams, not a franchise and not a call centre, so the help is genuinely nearby.

Local vetted trades

Cleaners, hot tub engineers and maintenance people we already work with in the area, half an hour away rather than a half-day drive. Every job is passed through at cost with the receipt, and no mark-up to us.

Year-round occupancy

Walking breaks, dog-friendly stays and cosy off-peak weekends fill the quiet months, with nightly pricing tuned to demand. We chase the soft midweek too, not just the obvious summer peaks.

Evidence on every stay

Changeover photos, hot tub checks, certificates and any issues are logged against the booking and surfaced to you, not buried. When you ask what happened out there, the answer is on the record.

The Dales is a future area

We are not in the Dales yet. Be first when we are.

We are live in Leeds City Centre now, with York and Harrogate opening next, and the Dales and the Moors on our expansion plan. We would rather say that plainly than pretend we have a team on your doorstep today. Register your interest and a real person on the Yorkshire team will come back with a free, honest estimate for your cottage and tell you exactly when we expect to reach you.
