What about our own things?

We help you lock off a cupboard, a study or a whole room so your personal belongings stay out of the let, and we photograph the home as guests will see it so the boundary is clear and on the record. The home goes out furnished and styled, but the things that matter to you stay yours.

Will groups damage it?

This is where larger homes need real care, so we treat it that way. Every guest is ID and booking checked before they book, with sensible occupancy limits and clear house rules set up front, and smart-home noise alerts that catch a problem early rather than the morning after. We can decline party-shaped bookings, and we would rather turn one away than deal with the fallout. Damage protection sits behind the whole thing.

What about wear and tear?

A well-run short let is often gentler on a home than a long tenancy, because it is cleaned and inspected between every stay rather than once a year. After each checkout the home is checked and every room photographed before the next arrival, so a scuff or a mark is logged against the stay that caused it, not left to build up. We flag the small jobs early and come to you with a price before anything bigger.

Can we still use it ourselves?

Always. It is your home. Block the school holidays, a long weekend or a whole month in the calendar and we plan around them, getting the home ready for you exactly as we would for a guest. A manager looks after your property for you; they do not own it, your guests or your dates.

What it could pay

The number that matters is the net.

A larger home tends to command stronger nightly rates and longer family stays. We take our 20% after the channel fee and net of cleaning, never on the gross. No monthly fees, no pricing-tool charges, no paid add-ons. Cleaning and trades are passed through at cost, and setup is real but usually waived.
