Six things worth reading in your current agreement.

Most owners signed up without reading the parts that matter when you want to leave. None of this is hard to check. Open each line, find it in your agreement, and you will know exactly where you stand before you talk to anyone.

How long is the notice period, in days?

A long or awkwardly worded notice period is the most common reason owners feel stuck. Count the days, and check whether the clock only starts at a month end: the gap between '30 days' and '30 days from the next month end' can be weeks. Ours is a 90-day pilot, then a rolling 30-day notice.

Is there trailing commission on existing bookings?

Some managers keep taking a cut on bookings made before you leave, sometimes for months after you have gone. We charge no trailing commission: once you leave, the bookings we made are yours.

Are there exit fees on the way out?

Look for a leaving charge, an administration fee or a minimum-term penalty: these often sit in a schedule at the back, not the headline pages. We charge no exit fee and no penalty for leaving, ever.

Who owns the listing and its reviews?

If the listing sits on the manager's account, the reviews and ranking you have earned may stay with them when you go. Check whose name the listing is under. With us, the listing, the reviews and the ranking are yours to keep.

What does the fee actually include?

A lower headline rate often adds back monthly software fees, pricing-tool charges and paid add-ons. Our 20% has no monthly fees, no pricing-tool charges and no paid add-ons: dynamic pricing, reporting and the owner portal are all included.

Are cleaning and maintenance marked up?

A mark-up in the middle on cleaning, linen and trades can cost more than the headline fee. We pass cleaning and maintenance through at cost, with receipts, and take no commission on them.

    You stay in control of the timing. We help you read your current notice period so you know the date you are free, and we plan the move around your booked stays.

    We will read your agreement with you and tell you the exact date your notice ends, so leaving is a date, not a worry.

    We take on the listing, the calendar, the access and the supplies, and keep your existing bookings running through the change. You do not lose nights in the gap.
