What does your 20% fee cover?

One 20% fee covers the whole operation: listing and channel management, dynamic pricing, 24/7 guest care, housekeeping coordination and photo checks, maintenance coordination, compliance tracking, smart-home monitoring, your monthly statement and damage protection. We take the 20% on the accommodation income left after the booking platform's fee, never on the gross and never on the cleaning. There are no monthly fees, no pricing-tool charges and no paid add-ons. Cleaning and maintenance are passed through at cost, with receipts, and we take no commission on them.

How is cleaning charged?

At cost. The cleaning fee guests pay covers the work, and anything we pay to local cleaners is passed straight through to you on your statement. We do not add a margin on cleaning or on any trade.

Am I tied into a long contract?

No. We start with a 90-day pilot against clear success criteria, then move to a rolling 30-day notice. No lock-in and no exit penalties. If you leave, we finish any booked stays and hand over cleanly. We would rather keep your business by doing the job well than lock you in.

Are there any setup fees?

Setup costs do exist: professional photography, light staging and the smart-home tech pack are one-time onboarding items, priced openly. In most cases we waive them, but they are real, so we will not pretend there is no setup. Where a cost does apply, you see it in writing before anything goes ahead.

Can I still use the property myself?

Of course. It is your home. Block out the dates you want in the calendar and we work around them, getting the place guest ready again the moment you leave.

How quickly can you take over?

Usually within a couple of weeks. After a look round we handle the photography, listing build and access setup, then take live bookings as soon as everything is ready and you are happy.
